Start with roof runoff and surface drainage

Overflowing gutters, leaking joints and poorly placed downspouts can send roof water toward walls, doors and low areas. Review AWC's gutter and downspout services.

Review openings, walls and elevated surfaces

Get a written repair scope

The evaluation covers accessible, observable conditions unless stated otherwise. Testing, engineering, destructive opening, permits and specialist services are not assumed. Hidden damage, concealed paths or limited access may change the work and require a written change order.

Document the condition without entering danger

From a dry, stable location, photograph the affected area and wider path. Include nearby drains, downspouts and openings when safely visible. Note when water appeared and whether it is still entering.

Stay out of floodwater and away from electrical hazards, suspected sewage, unstable surfaces and fast-moving water. Call 911 for a threat to life. Report public drainage problems through the City of San Diego's current storm-preparedness resources.

No. The $250 Site Evaluation + Written Bid Package is for scheduled construction scoping and is credited back if the construction work is approved within 30 days. Emergency response and drying are separate.

Will the evaluation guarantee the property will not leak or flood again?

No. Hidden defects, changing runoff, severe weather and conditions discovered during work can affect the result.
